What changes the price

  • Roof area and pitch: steeper roofs take longer and need more safety equipment.
  • Material: tile and metal cost more than asphalt shingles.
  • Tear-off: the number of existing layers to remove and dispose of.
  • Deck repairs: rotted sheathing is replaced per sheet; ask for the per-sheet price.
  • Flashing, vents and skylights: replace or reuse.
  • Solar panels: detach and reset is a separate cost, usually by a solar company.
  • Permits and code items: such as cool-roof-rated products on qualifying steep-slope reroofs.

What is the average cost of replacing a roof in California?

No official statewide average exists. Angi lists California's average shingle roof replacement at about $15,200 and its average metal roof at about $16,800. Tile roofs and larger homes run higher.

Is $30,000 too much for a roof?

It can be reasonable. At $7–$19 per square foot, a 2,000 sq ft concrete tile roof works out to roughly $14,000–$38,000. A shingle roof that size at $4–$6 per square foot would be about $8,000–$12,000, so a $30,000 shingle bid deserves questions unless it includes major deck work, multiple layers or solar removal.

How much does it cost to replace a roof on a 4,000 sq ft house?

Roofers price by roof area, not living area. A single-story 4,000 sq ft home can have more than 4,000 sq ft of roof once overhangs and pitch are counted; a two-story home of the same size has much less. Multiply the roof area by the per-square-foot range for your material to get a ballpark.

What does a roof repair cost compared with replacement?

Angi lists the typical repair at $386–$1,875 (average $1,174). Targeted repairs are usually the better value when damage is localized and the roof has years of life left.
